The International Cleaning and Restoration Certification (IICRC) released a guideline on the best practices for commercial water damage restoration. Includes are categories for the type of water damage and the best guidelines to follow. We’ll briefly cover them below.

Category 1: Potable Water Damage

This is water damage from any type of sanitary water source. This can include a leaking pipe, toilet tank, or faucet. While this is the safest type of water damage, it can quickly turn into a category 2 if not dealt with promptly.

Best Practices:

  • Locate the source of water
  • Prevent any further water from entering the area (a plumber may need to be called)
  • Remove all water
  • Turn on commercial dehumidifiers and then air movers to create a drying chamber
  • Monitor area and remove items that can’t be dried

Category 2: Grey Water Damage

This is water damage from any type of “grey” source where it has been contaminated. This can include leaks from dishwashers, washing machines, sink drains, and sump pumps.

Best Practices:

  • Locate the source of water
  • Prevent any further water from entering the area (a plumber may need to be called)
  • Remove all water
  • Turn on commercial dehumidifiers and then air movers to create a drying chamber
  • Use a biocide on wet surfaces to prevent mold growth
  • Remove carpet padding from wet areas
  • Monitor area and remove items that can’t be dried

Category 3: Black Water Damage

This is water damage from “black” sources. This is water that is very contaminated and contains high levels of harmful pathogens and toxic agents. Usually, this type of damage comes from sewage backups, toilet overflow, and floods from streams or rivers.

Best Practices:

  • Locate the source of water
  • Prevent any further water from entering the area (a plumber may need to be called)
  • Remove all water
  • Turn on commercial dehumidifiers and then air movers to create a drying chamber
  • Use a biocide on wet surfaces to prevent mold growth
  • Remove carpeting and padding from wet areas as well as any other items with a porous material
  • Monitor area and remove items that can’t be dried
